FF&E covers the furniture, fixtures and equipment that complete a project. Anne Design House selects and specifies furniture, lighting and finishes, and designs bespoke joinery — wardrobes, kitchens, panelling and built-in furniture — coordinated directly with suppliers and makers.
The approach
Built-in joinery is where an interior is won or lost. We draw it properly: proportions, material grain direction, hardware, shadow gaps and how a door sits when it is closed — then work with the joiner through shop drawings and samples.
For loose furniture and lighting we prepare a specification with suppliers and quantities, so a project can be procured and installed as one coherent scheme rather than assembled piece by piece.

Consultation & brief
We start with the site, the brief and the way you will use the building — plot conditions, developer or community guidelines, programme, budget range and timeline.

Concept design
Zoning, spatial planning and massing, with an early material and colour direction. You see the idea in plan and in three dimensions before anything is fixed.

Design development
Layouts, elevations, sections and visualisation are refined together until proportion, circulation and light are right — and the scheme meets the authority or developer requirements.

Detailed design & FF&E
Technical drawings, joinery details, finishes, lighting and furniture specification — the package a contractor and joiner can build from without guesswork.

Coordination on site
We work alongside consultants, suppliers and contractors, reviewing shop drawings and samples so the built result matches the approved design.

What does FF&E include?
Furniture, fixtures and equipment: loose and built-in furniture, lighting, decorative pieces, sanitaryware, ironmongery and accessories — everything specified and scheduled so it can be ordered, delivered and installed.
Do you supply the furniture yourselves?
We specify and coordinate rather than act as a showroom. That keeps the selection independent — the right piece from the right supplier — and we handle sourcing, quotations and supplier coordination on your behalf.
Can you design custom joinery for an existing home?
Yes. Bespoke wardrobes, kitchens, panelling and built-ins are frequently a project on their own, measured and drawn for your specific space.
