Design Development
Design development is the stage where an approved concept becomes a buildable project — refined layouts, elevations and sections, technical details, joinery drawings and material specifications, coordinated with consultants and contractors.
Most design problems appear between the concept and the site. Design development is where they are solved on paper instead of in the building: junctions, thresholds, ceiling and lighting layouts, stone setting-out, and how each material meets the next.
For developers we also take on value engineering and repeatability — the Jubail Island villa was designed as a prototype, with cost estimation so it could be built again without losing its architectural quality.
Process
We start with the site, the brief and the way you will use the building — plot conditions, developer or community guidelines, programme, budget range and timeline.
Zoning, spatial planning and massing, with an early material and colour direction. You see the idea in plan and in three dimensions before anything is fixed.
Layouts, elevations, sections and visualisation are refined together until proportion, circulation and light are right — and the scheme meets the authority or developer requirements.
Technical drawings, joinery details, finishes, lighting and furniture specification — the package a contractor and joiner can build from without guesswork.
We work alongside consultants, suppliers and contractors, reviewing shop drawings and samples so the built result matches the approved design.

Yes, provided the existing design is documented well enough to build on. We review what exists, tell you honestly what is usable, and pick up from the stage the project has reached.
We coordinate during construction — reviewing shop drawings, samples and site queries against the approved design. Full-time site supervision is carried out by the appointed contractor and engineering consultant.
