Jubail Island Villa Prototype
A waterfront villa prototype in a master-planned Abu Dhabi community, where architecture, landscape and daylight are designed as one.
Architectural Design
Anne Design House provides architect-led design for private villas, residential developments and boutique hospitality buildings in the UAE, Egypt and internationally — from concept and massing through façade design and developer or authority approvals.
The studio is led by an architect, so a project starts with the building itself: how it sits on the plot, where light enters, how you arrive, and how the plan will actually be lived in. Interiors are then designed inside that logic rather than applied to it afterwards.
Much of our work sits inside master-planned communities — Jubail Island and Al Dar in Abu Dhabi, Madinaty in Cairo — where the design has to satisfy community or developer guidelines without becoming generic. We treat those constraints as part of the brief.
Process
We start with the site, the brief and the way you will use the building — plot conditions, developer or community guidelines, programme, budget range and timeline.
Zoning, spatial planning and massing, with an early material and colour direction. You see the idea in plan and in three dimensions before anything is fixed.
Layouts, elevations, sections and visualisation are refined together until proportion, circulation and light are right — and the scheme meets the authority or developer requirements.
Technical drawings, joinery details, finishes, lighting and furniture specification — the package a contractor and joiner can build from without guesswork.
We work alongside consultants, suppliers and contractors, reviewing shop drawings and samples so the built result matches the approved design.

A 1,245 sqm family villa developed in line with Aldar's residential design guidelines and prepared for developer approval.

A 900 sqm residence shaped by Art Deco proportion, double-height volumes and an entrance hall that connects both floors.
Yes. The studio is led by architect Anne Ayman, and most projects include both. Villas such as the Jubail Island prototype and the Madinaty villa were designed as architecture and interiors together, by one team.
Yes, and it is a large part of our UAE work. The Al Dar private villa was developed in line with Aldar's residential design guidelines and prepared for developer approval; the Jubail Island villas follow that community's guidelines.
We prepare the design and submission drawings, and coordinate with the consultants and authorities involved. Local engineering consultants and contractors are appointed for statutory submissions and supervision, and we work alongside them.
